VA loan benefits
- No down payment for eligible borrowers with full entitlement
- No monthly mortgage insurance
- Limits on certain closing costs paid by the veteran
- A VA funding fee that can be financed, and is waived for many veterans receiving disability compensation
Loan limits and entitlement
Borrowers with full VA entitlement have no VA loan limit. If part of your entitlement is in use, the county conforming limit ($832,750 in most of Arizona for 2026) helps determine how much you can borrow without a down payment.
